Region

Cannes

Cannes is just a twenty minute coast drive from Miramar le Parc

Every May, Cannes says ?I?m ready for my close up? and the world?s media zooms in on the International Film Festival. After Fifty years in film, Cannes has risen justifiably to be the ?Star? of the Riviera.

Glamour and sophistication with a distinctly French flair are paramount and the list of luxury hotels and Haute Couture stores reflect this. What was the first thing the Romans did when they arrived? They planted vineyards of course and the Bandol region has been growing fine wine for two and a half thousand years since.

Ch?teauneuf-du-Pape is probably the most famous red of the region but Provence is also famous for it?s ros?, a fruity fragrant wine from an area renowned for it?s Lavender production, perfect for those summer evenings.

The mountainous uplands gave rise to sheep and goat herding providing the best in meats and cheeses while like much of southern Europe, olives are a staple, healthy diet and part of everyday life. Olive oil provides the basis for much of the cooking in the region including the tapenades such as ?Pistou? and ?aioli?, so delicious with local breads and those cheeses.

Not wanting to be outdone, the Mediterranean provides a perfect contrast with succulent shell fish dishes and the archetypal Bouillabaisse which is equally well accompanied by the local Chardonnays.

It is worth visiting this area simply for the culinary experience, most of which will of course be al fresco!

Nice

Nice is just 35 minutes drive from Miramar le Parc

The city of Nice is the departement?s capital. It is a bustling city full of Italian flair and French panache. The Promenade des Anglais, the Chateau Hill, the port and many outstanding museums make it a ?must see? on any visit to the region.

Top of the list must be the Museum of Nice with it?s special exhibition of master works left by Matisse to the city as a thank you for the 36 years he lived there. The Museum of Modern and Contemporary Art houses an astounding collection in iconographic architecture.

The Hotel Negresco, designated a National Historic Monument, is a local institution still favoured by the famous and worth a visit just for its art collection, liveried footmen and stained-glass cupola designed by Gustaf Eiffel.

The nightlife in Nice offers a suitably Cote d?Azur appeal of French decadence and fine dining. However, as the major city for the area there is entertainment to suit all tastes, from casinos and nightclubs to Salsa bands and Karaoke!

Nice is the major transportation hub for the region and, as such, your access to the French Riviera will more than likely be via the international airport Nice Cote d?Azur.

Nice is currently served by numerous national and low-cost airlines providing frequent services from London and other UK cities (Air France City Jet, British Airways, BMIBaby, EasyJet, FlyBe, Globespan and Jet2).

Nice is also accessible by high speed rail link on Eurostar from London (St Pancras, Ebbsfleet and Ashford) with a change in Paris ? journey time is around 9 hours.

Skiing

Only 90 minutes drive from the Mediterranean and you could be skiing!

Just a one and a half hour drive away and you could be skiing in the French Alps during the winter months. Despite the proximity to the Cote d?Azur the high altitudes and weather conditions can make skiing here possible between December and April.

The largest ski resorts in the region are:

Isola 2000 – this ski area is a treat for all adrenaline junkies, boasting a half pipe, snow park, obstacles and boardercross. 24 lifts serve 8 green, 19 blue, 17 red and 5 black runs. There is a 3km cross-country circuit and facilities for ice-driving, snow scooters, ice-skating, karting, snow-shoeing, helicopter drops, dog-sleigh rides and ice-driving. Pedestrians can simply take the P?levos cable car to an altitude of 2320m and enjoy a panoramic view of the resort.

Auron ? is a small, intimate village nestled in the heart of a top quality ski resort at 1600m offering 130km of pistes. 25 lifts serve 4 green, 13 blue, 14 red and 5 black runs. There is also a 4km cross-country circuit. Snow-shoeing, paraskiing, snow-scooters, dog-sleigh rides and ice-skating is also available.

St Tropez

St Tropez can be reached in approx 1 hour by car from Miramar le Parc

Not just a tanning product, although you will see many people sporting bronzed good looks. St Tropez is situated to the west of Miramar le Parc on the French Riviera, in the Var departement. My name is Steve Navaro, and I am the founder of Paris Home Shares, LLC. I first conceived of the idea of fractional ownership in 2002, after having visited Paris several times. I have been a real estate attorney and broker since 1977, and checking out real estate in exotic places has always been a favorite pastime. Of course, everyone dreams of owning a beautiful “home away from home”, and I am no different. But I was disheartened by the prices in Paris on my first visit in 2000, and even more so on each subsequent visit, as Parisian real estate prices soared and the dollar’s value plummeted.

Then, a light bulb went off. Why do I need to own an entire apartment, when I couldn’t possibly use it for more than a month or two at most each year? Do I really want to be an absentee landlord, grovel for a mortgage and hope that I can cover my costs by becoming a hotelier to short term renters? I decided that finding a few like-minded Paris lovers to share the costs made so much more sense, and we could decorate the property to fit our tastes, as it truly could be our home. Even better, there would be no need for a mortgage, and we could purchase a higher quality place to stay. And from this germ of an idea, I decided to turn over my 3 businesses to my son, and to focus full time on development of the concept of luxury fractional ownership apartments in the most select neighborhoods of Paris.

Fractional ownership in France. Own a fraction in a 3-bed vacation apartment in the ski resort of Morzine, France. This area is great for both Summer and Winter vacations. It is also one of the most suitable ski resorts for self-drive vacations from the UK. This apartment is ideal for families/friends sharing as it has 3 bedrooms. To rent a similar apartment in high season can cost up to GBP 1500/week, so it is easy to see how a fractional scheme such as this could save you money over the initial scheme period (5 years).

The apartment is a refurbishment/new-build project located in Montriond, a short distance from Morzine (and on the ski-bus route). Morzine is a traditional French Alpine village which has a charm sadly lacking in many purpose-built resorts. In the Summer season Morzine becomes a mecca for mountain-biking, and with some of the ski lifts open, you can do the best sort of mountain biking, i,e, the downhill type!

The fractional scheme will run for 5 complete years. At the end of this period the property will be sold and the value will be payed back to the fractional scheme members pro-rata based on the size of their share. Alternatively, if all of the fraction owners agreed (or those that didn’t were bought out at market value) then the fractional scheme would be extended.

Time allocation will be by week as follows (based on 2009 calendar). The changeover day will be Saturday. The time allocation has been broken down into weeks to keep prices to a minimum. Although this method of time allocation looks similar to timeshare, the important difference is that you own a fraction of the property. You could reasonably expect to get your money back or more (depending on movements in property prices) at the end of the fractional scheme period. There is of course nothing to prevent you from purchasing more than 1 fraction, pick Summer and Winter weeks to see the best of everything that Morzine and the French alps have to offer.
